Often there are many people at the same viewing for a property, however not everyone will be interested in it. The Gap is abit out of the city, so I cant imagine the properties would be as sought after as say the CBD or close to the city along the busway.
If you are interested in renting a place following the viewing you need to submit an application form to the agent, this application form will require personal references, your salary, (an some other relatively personal details) Not everyone will be suitable and the agent will chose the people/ couple/person they think is best. So its more about selling yourself as a good individual as opposed to offering more money!! Hope this helps
