    :biggrin:New to the forum, can any one help with what deposits etc are required by builders on the new home and land estates?
    Hope to be in Oz by the new year,still not sure what area can't decide between Upper Coomera and Jimboomba!

    :smile::smile:Hi and welcome.
    So I believe you pay for the plot and then the house build is in stage payments.
    When you get a price for your package you will need to add on for all your legal costs site servey, plans for drainage system + stormwater and septic tank if in jimboomba,then fencing,paving.
    These are just a few extras that cost a lot of money on top that people dont take into consideration and your 300k pakage can be 350k so look into all these things and ask as many builders the same questions and then you can compair hope this helps and all the best the taylor family upper coomera.:smile:

    I agrre with alles ,theres a lot of hidden extras in the house land packages ,they are selling some new propertys turn key for approx $370,000 on Flagstone at the moment which i think is really cheap,but what i try and explain is from experience we found the majorityof costs to be outside not necessarily the house,but pools, pavers, grass, retaining walls etc etc all bang dollars on your bill. ,this goes for any new house not just around here.
    I had some good friends who got stuck with a piece of land in Coomera ,dodgy builders failed to disclose they couldnt build a pool or a highset on that plot until theyd paid for it !! Thankfully they have just sold it on ,,at a loss, but at least the new purchasers know what theyve bought.
    If you find a good competent builder you should be ok ,it seems to take approx 12mth from starting to getting the keys,just make sure you look into everything very carefully.
    Upgrades and extras soon whack the price up!!

    Thanks for the info! But looks like we won't be going anywhere if we can't sell our house!
    Market in UK has died , you can't give your houses away!
    We could still afford to buy or build in Oz without selling our house (at a push!) but then ,I believe, we would have to pay capital gains on our UK property when it does sell. That's a lot of money to lose.
    Any advise?
